Attic Mold Removal in Lexington, VA — Roof Deck, Rafter & Sheathing Treatment

Most attic mold in Lexington, VA homes traces to one of two conditions: (1) exhaust fans venting into the attic instead of outside, or (2) inadequate soffit-to-ridge airflow allowing condensation on cold sheathing. Both create elevated wood moisture content on the sheathing — the condition that allows Penicillium, Cladosporium, and similar species to colonize. Identifying and correcting the cause is as important as treating the visible mold.

Insurance coverage for attic mold in Lexington, VA is cause-dependent. Storm-related roof infiltration that produces mold: often covered. Chronic condensation from ventilation deficiency: typically excluded. We document everything thoroughly so your adjuster can make an informed determination.

In-place treatment with EPA fungicide and penetrating borate is appropriate for structurally sound sheathing. Sheathing replacement is needed only where structural integrity is compromised by fungal digestion. We assess each section and only recommend replacement where the structural assessment warrants it.

Signs that suggest attic mold worth investigating: musty smell near the attic access; bathroom fans that take a long time to clear steam; a contractor or inspector who mentioned sheathing discoloration; upper-floor respiratory symptoms. If any of these apply to your Lexington home, a professional attic assessment is the right next step.

This is worth checking with your specific roofing material manufacturer before we begin any work on your Lexington, VA attic. We treat only the wood structural components (sheathing, rafters) — not the roofing material itself — and do not use products that interact with roofing membranes or shingles. However, some manufacturers have specific requirements about who accesses the attic and what products are applied near their materials. We can provide our product data sheets to your roofing contractor or manufacturer representative if needed.
